401 Granby St. Construction Could Begin Shortly

According to Inside Business, developer Buddy Gadams (of Granby Tower fame...or misfortune) plans on demolishing the vacant one-story building that sits at 401 and 403 Granby St. within the next 45 days to make room for his most recent project, a mixed use development to include retail on the first floor with apartments above.

The 65,000-square-foot building will stand five stories and include 2,500 square feet of retail space on the first floor and 65 luxury apartments (studio, one bedroom, and two bedroom units) renting between $1000 and $2000 a month.

The apartments will have 9-foot ceilings, granite counter tops, stainless appliances, tiled bathrooms, walk-in closets and balconies overlooking either Granby or Freemason Street.  As for the retail, nothing has been determined yet, but Gadams doesn't envision a full-service restaurant.

"I don't think it will be a full-service restaurant, but it could very well be a clothing store or yogurt shop," he said. "It could be a dry cleaners."
Gadams said any effort to sign a tenant won't begin until the building is six months from completion. The project, which is awaiting city council approval, has received already received approval and recommendation from the city planning commission. Completion is scheduled for Winter 2014.
